Case Study: Structural Repairs due to Subsidence

A Georgian farmhouse in Bury St Edmunds, Suffolk, experienced structural movement due to subsidence. The issue was caused by a combination of clay soil, a dry summer and nearby mature oak tree.

Problem: Structural damage caused by subsidence

The dry conditions led to shrinkage of the clay soil. This resulted in subsidence, affecting the modern timber frame built which was built over a traditional cavity wall. The movement caused visual separation at the first floor level which compromised the structural integrity of the building.

Our Solution

Working with Sedgwick International Subsidence Division, Hiscox Insurers and the policy holder, a structural repair programme was put in place. This involved reinforcement between the modern and traditional building and crack repairs. Following the successful completion of the structural works by the Pickford on-site team, we then carried out a full re-decoration programme using a multi-finish plaster and Farrow and Ball paint.

Outcome: Structural stability restored

Pickford Builders successfully project managed and carried out the repair to make the building structurally sound and preventing further movement. Ongoing monitoring was recommended to check for seasonal changes.
